Our Services

Entry Only Real Estate Listing - We provide forms along with email support. An Entry Only / Flat Fee Listing saves approximately one-half of the commission.

$395.00 MLS Entry Only (12 months) This utilizes the Buyer Agent Community and MLS. When an Agent who has a buyer wants to show your home, they will contact you directly. Questions? fill out the "contact us" box below and we'll have you up and running in no time.

$295.00 MLS Entry Only (6 months). Fill out the "contact us" box below and we'll have you up and running in no time.

$150.00 Flat Fee MLS Add-on: Select this if you wish to add an additional MLS (such as Fairfield County) to your account.

Limited Full-Service Listing

• You show your property (or use a lock box), handle negotiations, and legal.
• We help you every step of the way with guidance and support.

Extend a Listing Contract before expiration

Negotiation Services

• Negotiation services are available. We charge 1% of the selling price.
• Most transactions come together naturally without help, at other times it is the most important element to closing the transaction.
• Our principal brokers have of over 25 years of negotiating experience. They can assist at that point to get a deal closed.

Full Service Listing

• Flexible Commission Schedules from 3-5%
• Our Agents have worked at Prudential, WM Raveis, DeWolfe, Coldwell and ReMax. We give them the flexibility to help you that the other firms will not.
• All Real Estate firms share information and use the same tools to sell your home. We just use them more effectively.

Buyer Agency / Listing Agreement

• Sign a Buyers Agent Agreement and Purchase your next home with us and pay no Listing Fee to us. You will need to offer compensation to a Buyer's Agent who may bring a buyer.

• For-Sale-By-Owner (FSBO) Services are available through secondary websites. We can answer any question and have access to discounts.

Early Termination

• There is a $95.00 Early Termination Administrative fee for contracts terminated prior to their listing expiration date. This covers our base costs to close out the contract with the MLS and our local Real Estate Board. Your listing will not be cancelled until fee is paid.
